A. Ogilvy Lakes is owned by Vivaldi Resorts; owner of the successful Blueberry Lake Resort.
- Q. What is the concept behind Ogilvy Lakes?
A. Ogilvy Lakes is an exclusive golf and country club community of no more than 100 luxury log homes with lake and mountain views set within almost 600 acres of beautiful Laurentian forest surrounded by two pristine lakes.
The majority of the land is left undeveloped for owners and guests to explore via a network of hiking, biking and cross-country ski trails. The luxurious houses will be equipped with all modern conveniences; the onsite spa, fully licensed restaurant and bar along with a reception with hotel type guest services ensure that while you escape back to nature, convenience is never far away.
- Q. What facilities will be available as part of the development?
A. Ogilvy Lakes has everything you need to enjoy your holiday together with a wealth of activities on your doorstep. An existing 18-hole golf course awaits you.
Already described as “the most scenic course in the Laurentians”, the course is being remodelled and improved by renowned architect Graham Cooke. Blessed by nature, the resort benefits from two beautiful lakes; perfect for fishing, swimming and non-motorised water sports.
Close to two hundred acres of mixed forest have been left virtually untouched for you to enjoy and explore with the hiking and biking trails, the only changes to its original state.
Other facilities include tennis courts, swimming pools and, at the heart of the resort, a beautiful log constructed clubhouse that houses the restaurant, the bar, an indoor-outdoor spa, a private cinema and extensive meeting and conference facilities.
Ogilvy Lakes residents will also benefit from a concierge service via the PC and internet access available in all the lodges. Using this service, you can order your next day’s groceries, book a tennis court, organise a round of golf or treat yourself to a massage.
- Q. Where is Ogilvy Lakes?
A. Ogilvy Lakes is situated in the heart of the Laurentian mountains 71 miles north of Montreal. It is 30 minutes from the international resort of Mont Tremblant, just 10 minutes from the nearest skiing and within an easy drive to the 9 local golf courses.

- Q. If I buy a plot when will construction start?

- Q. Are there any taxes or fees associated with the purchase?

Additionally the Notary will charge a small fee for costs associated with legal completion of a property transfer. These cover the administration costs on the purchase of property. Registration costs, deeds of conveyance and assessment of mortgage documents. These costs are typically approx. $2,500.
- Q. Are mortgages / finance available for property purchase?
A. Yes. Ogilvy Lakes have relationships with banks in Canada who will lend up to 70% of the appraised value or sales price depending on personal circumstances and loan amount.
There are many routes to arrange a mortgage. In Oligvy's experience it is better to arrange one directly in Canada rather than through a broker in the UK.

- Q. How is furnishing organised?
A. A full furniture package is offered that will ensure your home is ready for you to stay in or ready to rent right down to your bedding, knives and forks and even a selection of herbs and spices in the kitchen. To market Ogilvy Lakes as a resort for rentals, we wish to ensure all houses have the same quality of furnishings and therefore we use a leading local interior design company with extensive experience of furnishing high end properties in the Tremblant area. All owners will be given several choices to personalise their homes, such as fabrics and colours.
- Q. Can changes be made to the specifications?
A. The houses have all been carefully designed to fit in with the environment and to be both consistent and complementary with each other ensuring that the high quality and feel of Ogilvy Lakes is maintained. Minor modifications will be considered on a request by request basis.
- Q. What construction guarantees are available?
A. Residential buildings in Canada are required to be built to standards specified by the Canadian Federal and Quebec Provincial Governments and the Canadian Mortgage & Housing Association. Every builder is required to give a purchaser a Government backed 5 year guarantee against defective materials and poor workmanship. All homes are built to strict Canadian laws and standards.
- Q. Are the homes well insulated?
A. All homes are extremely well insulated as they are required to be by Canadian building standards. All window glass is double glazed and filled with Argon, an inert gas that provides warmth and reduces the possibility of condensation. The logs used in construction are at least 9” thick giving them significant “thermal mass” which keep you warm in winter and cool in summer. The concrete foundations are completely surrounded by thick sheets of insulation and the roofs are built with air voids that are filled with thick fibre glass insulation wool.
- Q. Are there heating & air-conditioning systems?
A. All homes come equipped with a central heating and air-conditioning system. Some baseboard heating is also provided where necessary and under floor heating is also available as an option. Geotherm is an option available to home owners.
- Q. What security systems are available?
A. All homes are fitted with centrally monitored burglar and fire alarms. Ogilvy Lakes will have personnel on site during the working day. However, whilst they will always be keeping a wary eye, they are there to maintain services and facilities and are not specifically security guards.
- Q. Is there satellite TV & Internet access?
A. All homes in the rental pool will be required to have both satellite TV and Internet access. The internet access will also enable guests to enjoy the online concierge service.
- Q. What parking facilities are available?
A. Every house has a driveway with private parking available for a minimum of two cars.
- Q. How do you get to Mont Tremblant?

- A 23/4 hours drive from Canada's capital city, Ottawa.

- Q. How do you get to Montreal International Aiport, Quebec?
A. There are direct daily flights to Montreal from more than 120 regular destinations in the UK, United States, and Europe.
London is approximately 6.5 hours flying time to Montreal with British Airways and Air Canada operating daily direct flights to Montreal Pierre Trudeau Airport. Additionally, a growing number of low cost airlines are now flying to Montreal including Thomas Cook and Air Transat
Toronto, Boston and New York City are all within 90 minutes away by air.

In the winter, the resort of Mont Tremblant boasts 94 runs on 660 acres with a longest run of 6km. If downhill skiing is not for you, then the network of cross-country ski trails is a great way to see the spectacular scenery of the National Park and beyond or just strap on some snowshoes and make your own trails. A. You will need a Social Insurance Number (SIN) before you can work in Quebec on a permanent basis.
- Q. As a non-resident, if I have a second home in Quebec, how easy is it to buy and drive a car?
A. There are no restrictions on non-residents purchasing a car. A quick visit to a licensing office will be needed to register and pay vehicle duty. An international drivers License is sufficient, a retest is not required. You may even be able to get 'no claims' discounts for your car insurance if you can provide documentary evidence.
- Q. As a non-resident can I buy a business in Quebec?
A. The establishment of any new Canadian businesses and most acquisitions of existing Canadian businesses by non-Canadians is subject to a notification procedure by the federal government.
