A. La Grande Foret is a private, exclusive "gated" resort community, located within a 5 minute drive from the Mont Tremblant village and 81/2 minutes to Mont Tremblant resort, Eastern North America’s No.1 rated ski resort.

- Q. What is the vision behind La Grande Foret?
A. La Grande Foret is removed from the bright lights of the resort village, tucked away in its own slice of natural paradise yet minutes from the resort. As a homeowner, you can enjoy all the benefits of Mont-Tremblant, including access to year-round activities, events in the resort village, world class skiing, and the joie de vivre of Tremblant.
La Grande Foret will be the only resort within Mont-Tremblant to feature a collection of rustic log and custom timber frame homes, designed to capture the spirit of the Laurentian Mountains and the spectacular natural environment.
- Q. What facilities will be available as part of the La Grande Foret community?
A. At the heart of La Grande Foret will be the clubhouse, pool and recreation area, which will serve as the primary gathering place for the community. The clubhouse will feature a stone-wood burning fireplace, and more. La Grande Foret will be home to 3 parks (including a 20 acre conservation area) as well as an onsite multi-purpose trail system suited for snow shoeing, cross country skiing and hiking. Additional facilities include a tennis court, kiddy play area, basketball court, and a gazebo/fire pit.
- Q. When will the clubhouse, pool, and tennis courts be opening?
A. La Grande Foret plan to have the clubhouse, pool and tennis court, open in late 2009 or by mid 2010.
- Q. How will the operating costs of the facilities at La Grande Foret be funded?
A. The cost of maintaining and operating the facilities at La Grande Foret will be funded from the annual Homeowners Association assessments.
- Q. What currency are payments made in?
A. Payments should be made in Canadian currency.
- Q. If I buy a plot, when will construction start?
A. Construction of your house can start within 45 days of finalising financing and legal completion of the sale. If a purchase is for cash, the process can begin earlier. The weather is the only exception. Usually, Le Grande Foret can not start constructing a foundation until after December 15th, and will normally start construction on or about May 15th of the next year.
- Q. How long will construction take?
A. La Grande Foret will build your home on a worry free "turn-key" basis. It will typically take 5-8 months to build a house.
- Q. Is mortgage financing available?
A. Yes. La Grande Foret currently have relationships with banks in Canada (Quebec) (such as Royal Bank Canada, Bank of Montreal and Desjardins Bank) who will lend up to 65%-70% of the appraised value of the sales price of a home and lot, depending on your personal financial circumstances.
- Q. How can I purchase furnishings?
A. You can furnish your home yourself or La Grande Foret will make arrangements for you to work with a leading local interior design company with extensive experience in furnishing high-end properties in the Mont-Tremblant area.
A full furniture package is offered that will ensure that your home is ready for you to stay in or ready to rent right down to your bedding and knives and forks. To make the process easy, you can select furniture directly from their website.
- Q. What are the purchase payments terms and schedule?
A. For buyers requiring financing:
- 15% deposit payable upon signing Purchase Agreement.
- 20% deposit payable upon foundation completion.
- Remaining 65% payable upon completion/possession.
- 15% initial deposit,
- 20% payable upon foundation completion,
- 30% upon roof completion,
- 25% upon room partitions completion,
- 10% at notary.
Legal and administration fees are payable at the time they are incurred. GST/QST sales taxes are payable on each payment.
- Q. Can I make changes to existing home specifications?
A. Yes, home plans are flexible and La Grande Foret will work with you to make the changes you desire.
- Q. What other costs are involved in the purchase of a property in Quebec?
A. There are some minor legal administration costs on the purchase of property. Land registry costs, deeds of conveyance and mortgage documents are assessed at the time of Contract signing.
- Q. What construction guarantees are available?
A. Residential buildings in Canada are required to be built to standards specified by the Canadian Federal and Quebec Provincial Governments and the Canadian Mortgage & Housing Association. Every builder is required to give a purchaser a Government backed 5 year guarantee against defective materials and poor workmanship. All homes are built to strict Canadian laws and standards.
- Q. Is there satellite TV and Internet access?
A. Telephone, cable TV and broadband-internet will be provided by Cogeco (a major Canadian provider).
- Q. Are the homes well insulated?
A. All homes are extremely well insulated as required by Canadian building standards. All window glass is double glazed. The thickness of the logs or timber walls with insulation give them significant "thermal mass", which keeps you warm in winter and cool in summer. The concrete foundations are completely surrounded by thick sheets of insulation and the roofs are built with air voids that are filled with thick fiber glass insulation.
- Q. Are there heating and air conditioning systems?
A. The heating system is electric (Quebec produces vast quantities of Hydro-electricity which powers most of the north-eastern United States and provides Quebec residents with relatively low-cost electricity.) Every room will have an individual thermostat to provide maximum comfort and efficiency. All homes are complete with air conditioning to ensure your comfort during hot summer days.
- Q. What parking facilities are available?
A. Every house will have private parking available for a minimum of two cars.
- Q. What security systems are available?
A. Although La Grande Foret is a "gated" community, if you desire La Grande Foret can arrange to have local suppliers install monitored alarm systems at an owner's discretion.
- Q. How do you get to Mont Tremblant?

- Q. How do you get to Montreal International Aiport, Quebec?
A. There are direct daily flights to Montreal from more than 120 regular destinations in the UK, United States, and Europe.
London is approximately 6.5 hours flying time to Montreal with British Airways and Air Canada operating daily direct flights to Montreal Pierre Trudeau Airport. Additionally, a growing number of low cost airlines are now flying to Montreal including Thomas Cook and Air Transat
Toronto, Boston and New York City are all within 90 minutes away by air.

In the winter, the resort of Mont Tremblant boasts 94 runs on 660 acres with a longest run of 6km.
