- Mont Tremblant is a thriving tourist magnet, attracting 2.5 million visitors annually. It has been voted the No.1 Ski Resort in Eastern North America by Ski Magazine for 12 consecutive years, Mont Tremblant also boasts five championship golf courses and over 20 courses within an hour's drive as well as offering almost every other four season activity.
- Intrawest, the owners/operators of the Mont Tremblant resort are investing over $1billion on developing 2 further resorts (including a $7million project to build a new casino) around Mont Tremblant. This is a 10 year project for Intrawest. Both of these new resorts, once open, will draw new residential and tourism investment to the area. Intrawest operate numerous major resorts across Canada & the US
- The Federal and Provincial governments are investing a further $95million to improve the road network, electrical and sewage services to support the growth of these resorts. One of the planned roads currently in construction, which requires a major bridge across the Diable river, is scheduled to open by 2012. For a number of our listed projects, the journey time to Mont Tremblant will be much shorter which may have a beneficial affect on property values.
- The saying that a critical factor in property value is 'Location, Location, Location' is true here. Land & house prices are extremely closely linked to distance and journey time to the resort and in future the new resorts.
- To understand relative property prices, recent analysis of plots of land advertised on the internet, based upon the current road network:
- 1 Acre of land within the Pointe Heron development : $150,000 = $4/ft2
- 1 Acre of land within the Nostalgia Tremblant development: $60,000 = $1.38/ft2
- 2 Acres of land within the Secret Life Tremblant development, approx: $176,400 = $1.85/ft2
- Intrawest has owned Tremblant Resort, in Eastern Canada, for 16 years and Whistler/Blackcomb Resort in Western Canada for more than 35 years
- Average property prices for a property within 30 minutes of Whistler $70/ft2
- Average property prices for a property within 30 minutes of Tremblant $10/ft2
- According to a real estate agent in Whistler, a property in that region worth $100,000 ten years ago is now worth $1,000,000.
- It is clear that investors should not wait for Intrawest’s projects to come to maturity before investing in the Tremblant region!
